Three homes sold on Bowen in July, along with a vacant lot in the south of the island.

The top sale of July was a four-bedroom, two-bathroom in Deep Bay. The two-storey home at 1156 Senator Road sold for $1.468 million after 71 days on the market.

The 1972-build sits at the end of a cul-de-sac and totals 2,033-square feet on a 0.26-acre lot. The home looks east over Mannion Bay and is a short walk to nearby Pebbly Beach. The bottom half of the house has its own separate outdoor space, and is advertised as a potential bed and breakfast operation or long-term rental if desired. There’s multiple decks along with a covered balcony, plus a hot tub.

A little ways north was the second-highest sale of the month at 1424 Eagle Cliff Road. The nearly-identical-in-size 2,035-square foot home sits near the main road, while the lot spreads west into the forest for several hundred metres to create a 2.49-acre property. The final sale was for $1,353,500 after 41 days of being listed.

The 33-year old home is two-storeys and a basement and contains three bedrooms and bathrooms. Perched high atop a hill this house also offers a view to Howe Sound and beyond. Water is sourced from an artesian well which is UV-treated and stored in tanks.

And finally, also coming in at seven-figures in July is the half-duplex at 941A Rivendell Drive. The six-year old property went in a speedy three days on the market, closing for $1.01 million.

The three-bed, three-bath rancher style home with a basement measures 1,013-square feet on a 0.15-acre lot. Sitting up on Cates Hill offers the property views of the ocean and mountains, particularly from the wrap-around deck. For those with a green thumb, there’s plenty of work to be done among the yard’s several raised garden beds.

The lone Bowen lot sale of last month was a 0.36-acre parcel along Seymour Bay Drive. The pentagon-shaped Lot 5 went for $875,000 after around 18 months of listing. The south-facing space looking toward Vancouver is suggested as optimal for a two-storey build.

Vacant lots were popular on Gambier Island in July as three sold around the island. Two of these were at Fircom Plateau in the southeast, with the 4.96-acre Lot 23 selling for $373,000 and the equally-sized Lot 20 closing for $243,000. Both listings lasted less than two weeks on the market. In the north of the island Lot 42 at Douglas Bay, 2.95-acres in size, sold for $234,000 after three months of listing
